What is Runnalls Denby's approach to client service?

I need a survey to close out my building permit, can you do that?

Yes, building inspectors ensure that new structures or additions to existing structures adhere to the required setbacks. We survey the new foundation and property lines to create either a Survey Certificate or Building Location Certificate (name varies by region) showing the offsets. These certificates can only be completed by a registered British Columbia Land Surveyor (BCLS).

Are you able to act as our agent on applications?

Yes. Some legal surveys require an approved application prior to completion. Examples include reference plans to formalize an accretion or natural boundary adjustment and subdivisions. Accretion and Natural boundary applications we can make on your behalf. With an signed agent authorization we can also deal with the relevant approving authority (municipality or Ministry of Transportation and Transit/Regional District) on your behalf.

How large is Runnalls Denby, and where do you operate?

We have a team of approximately 10 staff across both our Kelowna and Nelson office locations. From our Kelowna office, we service much of the Okanagan Valley, West to Merritt, East to Beaverdell, Big White, Rock Creek, Greenwood, and Midway.

From our Nelson office, we service much of the Kootenays, including Grand Forks, Christina Lake, Rossland, Trail, Castlegar, the Slocan Valley, the North Shore and Balfour, Kaslo, the East Shore of Kootenay Lake, Creston, Salmo, and Fruitvale.

What technology and safety standards do you follow?

At Runnalls Denby we believe in providing safe and responsible solutions, utilizing appropriate equipment and established methodology. We provide professional deliverables efficiently.

How much is it to survey an average residential lot?

Survey costs vary depending on site conditions and how recently the property, or adjacent properties, have been surveyed. If you provide us with your civic address, PID, or legal description, we can review Land Title Office records and complete a desktop review of site conditions based on aerial imagery and Google Street View to provide a quote specific to your situation.

Can I use the offsets to the boundaries from my Survey Certificate to mark my property line?

No, you will need a legal survey to mark the boundary. Your boundary is defined by survey evidence at property corners, not a measurement from an existing structure or feature. If your survey evidence is missing we re-establish the iron posts from survey evidence on adjacent lots prior to staking the boundary and file a Posting Plan at the Land Title Office as a record of the re-establishment.
